New Home Construction (a.k.a. Build Jobs), normally takes between 9-12 months depending on weather. As an added benefit to our Texas Top Producers, when your client buys new construction from the ground up, you can receive part of your commission months ahead of the actual closing.

Here is how it works: the earnest money is collected in 2 phases, 50% at contract and 50% at the time of the redline meeting where the plans are approved by your Buyer and the Builder.

To help you get paid a little something upfront, Texas Top Producers are eligible to get paid 50% of the total earnest money collected after both the Buyer and builder sign off on the blue prints and plans at the red line meeting.

Example: Your client buys a $400,000 home with $5,000 in total earnest money due. You would receive a $2,500 advance on your $12,000 commission at the time of the redline contract being approved. (Please note: This commission advance is not available on contracts that have a contingency and there will not be any refunds to the buyer as your commission was advanced from the earnest monies).
